You may not be a lawyer, but if can you can read your contract, you can know the law as it pertains to you. Why? Because a contract is the law between the parties; assuming the contract doesn't break any conventional laws, of course. Oral agreements can be enforced in court, but it is difficult to prove who said what if you don't get it on paper.
It doesn't have to be formal, but it helps. Louisiana Courts of recognized contracts for the sale of real estate that were scratched out on napkins.
